After saving, the new prices are pushed to Airbnb, Vrbo and Booking.com, and a note says the direct booking rate is its own plan and didn’t move.

Channel bookings land in the same inventory as your front desk and booking engine, and ApexOS rejects any overlap. Availability goes to every channel the moment a booking is made, moved or cancelled.

The reservations calendar for August 6 to 14, with three vacation rentals and an RV site. A Vrbo booking for the Nguyen party lands on Cedar Hollow Cabin, August 8 to 11, and those nights are closed on Airbnb and Booking.com. Then the front desk tries to create a walk-in reservation at Cedar Hollow Cabin for August 10 to 12. It is not created: August 10 is already booked on Vrbo, and ApexOS won’t create an overlapping stay. The walk-in goes on Birch Point Lake House instead, and those nights are closed on Airbnb, Vrbo and Booking.com. A line reads: made, moved or cancelled, availability goes to every channel. Then a daily refresh fills a bar to 365 of 365 days: a full year of availability, refreshed every day on every connected unit.

Change the rate. Then go do something else.

Channel prices come from the rate plan you assign to channels. Change it, and the new rates go to every connected channel, with a daily push as a safety net. Taxes are mapped so they travel too.

Rate plans. There are three: Summer 2026, your direct booking rate; Summer 2026 flat, assigned to all channels; and Summer dynamic, which isn’t flat, so it isn’t used for channels. The channel plan’s nightly rates are changed, Sunday to Thursday from $295 to $319 and Friday and Saturday from $365 to $389, and saved. The new rates are pushed to Airbnb, Vrbo and Booking.com, and a note says they’re pushed when the rates change and again every day as a safety net. Then taxes are mapped for channels: a county lodging tax of 5 percent to Tourist tax and a state sales tax of 6 percent to Local tax, so they go out with the listing. A last note: changing your direct rate alone leaves channel prices where they are.

Description, photos, amenities, beds, capacity and cancellation policy go from the unit in ApexOS to the channel. Missing an address or a maximum occupancy? It says so, in plain words, before anything is sent.

What is a channel manager?

A channel manager keeps your availability, rates and listings in step across the booking sites you sell on, so a booking on one closes those nights on the others. In ApexOS it’s part of the property system: channels sell against the same inventory as your front desk and booking engine.

Which channels does ApexOS connect to?

Airbnb, Vrbo and Booking.com, plus the other channels available to your account, which are listed live on the Channels page. Setup covers markets in the United States and Canada.

How does ApexOS prevent double bookings?

It refuses to create one. Every booking, direct or channel, goes through the same inventory check, which rejects any overlap. Availability is pushed to every channel when a booking is made, moved or cancelled, and refreshed in full every day.

Do rate changes update on Airbnb and Vrbo automatically?

Yes, from the rate plan you assign to channels. Prices push when those rates change and again daily as a safety net. Changing only your direct booking rate doesn’t change channel prices.

Do guests who book through a channel become our guests?

Their booking lands on an ordinary guest record in ApexOS, tagged with the channel, next to their stay history and messages. Channels may mask contact details and limit how you contact guests about the booking. The record of the stay is yours.
